Moving house, without the usual fright

Everyone has the same fear: what if I sell and end up with nowhere to go, or buy and cannot sell? That is exactly what the plan is for.

You get more for yours

We value and prepare your current home to sell it at the best price, not in a rush and not for a song.

You secure the new one

We look for your next home and work out ways to buy it even before the current one sells.

No surprises

We line up the dates of both transactions so the move is comfortable and free of last-minute frights.

How we do it

Your move, step by step

No improvising. Before a single box is moved, we have a clear plan for you.

01

We value your home and study your situation

We come and see your home, give you an honest asking price and look at your situation (mortgage, timings, savings) so we know what room you have to move.

02

We look for your next home

While we get the sale ready, we start looking for the next one on your terms. That way you do not start blind or in a hurry.

03

We coordinate both transactions

We fit the sale and purchase dates together and, if needed, look at bridging options so you are not stuck between two houses.

04

We sign and handle the paperwork

Notary, taxes, capital gains tax, utilities and land registry. You think about the move; we deal with the rest.

We take care of all the paperwork

Moving house is much more than selling and buying. We handle this part so all you have to think about is the move.

Electricity, water and utilitiesWe set up or transfer the utilities so your new home is ready from day one.
Changing the owner with the residents' associationWe handle the change with the residents' association so everything ends up in your name.
Notary and taxesWe come with you to the signing and make sure the taxes are paid correctly and on time.
Municipal capital gains taxWe deal with the capital gains tax so nothing catches you out later.
Town hall and regional governmentWe deal with the authorities as required, following the local rules.
Land registryWe get the registry updated to reflect your new status as owner, without delays.

Does any of this sound familiar?

Almost every move starts with one of these reasons. None of them is unusual, and they all have a solution.

The house has become too bigThe children have moved out and there is space (and cost) to spare. Time for something easier to keep up.
You need more spaceThe family is growing or you have run out of room. We look for something that fits you.
You want a ground floor or a liftThe stairs are getting tiring. We move you to something more accessible without leaving your area.
You want to change neighbourhoodCloser to the sea, to work or to family. We help you make the jump.
From a flat to a house with a yard (or the other way round)Change the way you live. We fit the sale and the purchase together so the move is comfortable.
Two houses and a mortgage on your mindYou do not know where to start. That is exactly what the plan is for: so you do not get overwhelmed.

Shall we take a look at your move?

Frequently asked questions

Can I buy the new house before selling mine?

In many cases yes. We look at your situation and the options available (bridging finance, coordinated dates…) so you can make the move without getting stuck between two houses. We tell you honestly what is realistic in your case.

What if I sell before finding the new house?

We line up the dates so you have room to breathe, and if needed we look for bridging solutions. The whole point is that you end up neither without a house nor with two at once.

Do you handle the paperwork and utilities too?

Yes. As well as selling and buying, we handle the notary, taxes, municipal capital gains tax, the change of owner with the residents' association, the utilities and the land registry. You deal with the move; we deal with the paperwork.

Does valuing my current home commit me to anything?

To nothing at all. We come and see it, value it with real local data and give you an honest asking price.

What does the moving-house plan cost?

We agree it with you openly before we start, in writing and with no small print.

Shall we take the first step together?

Tell us about your situation, no obligation. We listen, tell you honestly what is realistic and, if it suits you, we get going. No fuss.
